JRK Birchmont Advisors Acquires 4-Property, 868-Unit Apartment Portfolio in Dallas-Fort Worth

JRK Birchmont Advisors LLC (www.jrkbirchmont.com), a Los Angeles-based real estate private equity fund, announced today the acquisition of 868 multifamily units in the Dallas-Fort Worth MSA, purchased in joint venture with JTL Properties of Kansas City. The properties were all built in the 1980’s.

"We believe that the Dallas MSA will continue to lead the nation with respect to occupancy and rental growth rates as employment and supply/demand dynamics remain healthy," said David Walker, the President of JRK Birchmont. "We are acquiring the portfolio at an attractive price providing us and JTL with strong initial cash-on-cash returns. We plan to enhance this initial yield by exploiting expense saving opportunities and investing in high ROI capital upgrades in the future."

This transaction is the tenth investment for JRK Birchmont and the second joint venture with JTL Properties.

JTL Properties is a Kansas City-based owner and operator of residential properties located throughout the United States. Established in 1994, JTL currently owns and manages over 10,000 multifamily units.

In 2007, the principals of JRK Birchmont Advisors established Birchmont Capital Partners I, L.P., a $203 million real estate private equity fund to provide investors with access to direct investment opportunities in income-producing real estate through joint venture partnerships with local owner-operators.
